Streetspace.Build designs and builds permanent buildings and covered spaces for schools, colleges and multi-academy trusts – delivered by a single accountable team from first conversation through to completion.
We work exclusively in the education sector. Every project, every relationship, every decision about how to structure our team and our process is shaped by the specific demands of that environment. It is where our expertise sits and where our ambition is focused.
Constructed from experience.
Over the years since, Streetspace has evolved into a fully integrated design and build practice focused on the education sector. The shift has been deliberate – driven by the work schools and trusts increasingly require, and by clients who came back for a second project and a third.
One team. One point of accountability.
Most construction projects in the education sector involve multiple separate parties. A designer develops the scheme. A cost consultant prices it. A contractor builds it. Each is accountable for their own scope. Nobody is accountable for the whole. The gaps between those parties are where projects run into difficulty – designs that cost more than the budget, programmes that slip, clients who spend their time managing handoffs rather than making progress.
Streetspace.Build is structured differently. Design, cost and construction sit within one team and are developed together. That is not a process we have bolted onto a conventional structure. It is the basis on which the business operates.
Projects are not developed as aspirational schemes that require redesign or value engineering later. Proposals are shaped around defined capital budgets, realistic procurement strategies and practical delivery constraints from the outset – which means school leaders and estates teams can assess viability early, reduce redesign cycles, and move forward with confidence.
Built for how education decisions actually get made
Investment decisions in the education sector require internal justification – to governors, trustees, finance committees and wider stakeholders. A well-designed scheme that cannot be clearly presented and approved internally does not get built.
Streetspace supports that process. We develop clear, cost-aligned proposals and present solutions in a way that can be understood and approved by the people who need to sign off on them. That reduces friction, accelerates decision-making and helps projects move forward with greater confidence at every stage.
“We reduce friction, accelerate decision-making and help projects move forward with greater confidences at every stage.”
Partners, not contractors
Some of the most important work we do is for clients we have worked with more than once – trusts and colleges that have returned for a second project, a third, a fourth, across several years and multiple sites. Those relationships develop because the first project was delivered as promised, and because the conversation that preceded it was honest about what was achievable and what it would cost.
Most projects begin before a formal brief exists. If you are exploring how to improve your estate – expanding capacity, improving circulation, creating new social or learning space – the most useful thing we can do at that stage is help you understand what is achievable within your budget and constraints.
