THE RELATIONSHIP

What began as a single project has become a reliable way to develop the estate.

The 1909 Lounge was a dining and social space built on the footprint of a redundant structure – giving the College a much-needed student hub. More importantly, it established trust. The College experienced a process that was transparent, straightforward and aligned to budget from the outset.

A SCHEME THAT HAD STALLED

The Digital Skills Hub went to tender over budget by £1.5m.

The building had been fully designed and taken through planning. When it went out to tender, the cost came back significantly beyond the available £2m of Levelling Up funding. Streetspace revisited the scheme from first principles – treating the budget as fixed. The footprint was reduced by around twenty percent. Teaching spaces were prioritised. The building’s visual identity was retained through a glazed frontage and generous overhangs.

HOW THE RELATIONSHIP HAS DEVELOPED

Early conversations now focus on feasibility, layout and budget together.

Rather than progressing designs in isolation and testing cost later, ideas are now tested quickly. Streetspace continues to support the College across a pipeline of further campus developments.
