How We Deliver: One accountable team from early feasibility to completion

Streetspace brings design, commercial and construction responsibility together within one team. The people developing the brief understand its cost and construction implications, while those responsible for delivery are involved early enough to influence the decisions that determine whether the project will work.

This continuity matters. Education projects often begin before there is a fully defined brief, and decisions made at that stage can have a significant effect on what is ultimately achievable. By considering design, budget, buildability and programme together from the outset, we can develop projects on a firmer basis and maintain that understanding through to completion.

A joined-up process from brief to build

Every project starts in a different place. Some clients have a defined requirement and budget; others know where pressure exists across the estate but have not yet established the best response. Our role is to bring enough design, commercial and construction thinking into the project at each stage to keep those decisions connected.

The process moves through three broad stages. They are not separate handovers between different teams: the understanding developed at the beginning stays with the project as the design progresses and ultimately moves into construction.

Understand
Define the requirement

We establish what the project needs to achieve and the conditions it has to work within. That means understanding the estate, intended use, capacity, existing buildings, site constraints, programme and available budget before committing to a particular design response.

Resolve the project

The brief becomes a coordinated, costed design. Architecture, structure, services, specification and existing interfaces are developed alongside buildability and programme, allowing decisions to be tested against the budget while there is still time to make meaningful choices.

Deliver
Build as agreed

With scope, specification, cost and programme agreed, the project moves into construction. Streetspace coordinates site delivery, specialist subcontractors and suppliers, while the team responsible for developing the scheme remains involved through to completion.

Cost and buildability from the outset

Cost certainty does not begin when a contractor prices a completed design. It comes from understanding the commercial consequences of decisions as the project develops.

Streetspace considers structure, specification, interfaces, construction methodology and programme alongside design. This allows options to be tested against the budget while they are still genuine options, rather than relying on a value-engineering exercise once the scheme has already been developed around assumptions the budget cannot support.

Buildability is treated in the same way. Site access, temporary works, sequencing, existing services and connections with occupied buildings can all have a material effect on cost and programme. Bringing construction experience into pre-construction allows those issues to influence the design before they become problems on site.

Fixed-price contracts are standard once the scope and design are agreed. The aim is for the client to enter construction with a clear understanding of what is being delivered, what it will cost and the basis on which that commitment has been made.

Delivering in live education environments

Construction within an operational school or college needs to be planned around the estate rather than treated as though the project were taking place on an empty development site. Access, safeguarding, noise, deliveries and the movement of students and staff all need to be considered alongside the construction programme.

Streetspace plans for those conditions before work starts on site. Construction sequencing can be aligned with the academic calendar, with more disruptive activities programmed into holiday periods where practical. Site access, deliveries and working areas are planned to reduce interference with the normal operation of the school or college during term time.

Our steel-frame construction approach also allows significant structural elements to be manufactured away from the site before installation. This can reduce periods of intensive site activity while providing greater control over manufacture and assembly.

The objective is not simply to meet a completion date. It is to establish a realistic programme early, understand what needs to happen for it to be achieved, and manage construction without losing sight of the fact that the surrounding estate remains in daily use.

The people responsible for delivery

Continuity ultimately depends on people, not just process. Projects are not handed from an early-stage team to a separate group once the contract is signed.

Streetspace projects are supported by the same integrated design, commercial and construction team from early development through to completion. That retains knowledge as the project progresses, provides a clear route for decisions and keeps responsibility connected to the outcome.

Start before the brief is fixed

In many cases, earlier involvement gives us more opportunity to test the requirement, understand the site and establish what the available budget can realistically support before unnecessary commitments are made.
